Selling, buying or valuing in Wilhelminapier.

Wilhelminapier is Rotterdam's most striking strip — a row of iconic high-rises overlooking the Maas, and a lifestyle that feels more New York than Dutch province. We sell apartments here between €475,000 and €1.8 million, with most demand in the €650k-€950k range.

About the area

What it's like to live here.

The pier has four icons: De Rotterdam (OMA), New Orleans (Álvaro Siza), Montevideo, and Toren op Zuid. Each has its own vibe, VvE culture, and price-per-m² level. De Rotterdam is typically the most expensive per m² but also offers the most — concierge, gym, roof terrace, parking.

What many people don't know: not every floor in De Rotterdam has the same view. Floors 30+ look away from the Erasmusbrug, while 18-26 catch the iconic skyline shot. If view is your deciding factor, that matters a lot.

VvE fees on the pier run €350-€750 per month — higher than elsewhere in the city, lower than New York or London. Often all-in (concierge, window-cleaning, gym, roof-terrace maintenance). At every purchase we calculate the actual all-in monthly cost.

For expats this pier works as an ideal landing zone: traffic lights elsewhere, café with English menu, gym in the building, supermarket on the ground floor, water taxi to Hotel New York around the corner. Many of our clients rent here first and buy after two years.

Why Nultien

What we bring to Wilhelminapier.

We do 5-8 transactions per year here. Onno has direct lines with VvEs at De Rotterdam and Toren op Zuid, and knows which parking spots become free before they hit Funda.

What you usually ask

Wilhelminapier questions.

Which tower is worth most?
+
Per m² De Rotterdam is usually most expensive, but it includes most services. Toren op Zuid has the most customised apartments (some > 200 m²). New Orleans has the prettiest lobbies. We help you weigh trade-offs based on your lifestyle.
How is noise from the Maas and the bars?
+
Towards the Maas side: quiet. Towards the Wilhelminakade side (where Hotel New York stands): can be busy in weekends with café terraces. At every viewing we open the balcony doors — that tells you more than any measurement.
Is parking sorted?
+
Most apartments have a dedicated parking spot in the building — standard in De Rotterdam and New Orleans, sometimes at extra cost in Toren op Zuid. A second spot is usually available to rent for €175-€225/month.
