From first call to keys in hand.

Eight clear steps. We tell you upfront what's coming, who does what, and how long it usually takes. The reality varies — but the framework doesn't.

    First phone call

    You call or fill out a form. We call you back within four business hours. Purpose: learn what you're looking for or want to sell, see if we match. No sales pitch — we ask more than we talk.

    60-90 min · free

    Intake meeting (at yours or ours)

    We visit you (or you us) for a deeper conversation. For selling: we view the property, give first price estimate. For buying: we build a search profile together. You decide whether to proceed — only then do we sign anything.

  3. 03

    1-3 days after intake

    Assignment & agreement

    Brokerage agreement drafted — what we do, what it costs, for how long. You read it calmly and ask questions. No pressure, no 'sign now' tricks. Standard 6 months, you can cancel anytime without penalty.

  4. 04

    Selling: 1-2 weeks · Buying: ongoing

    Preparation

    Selling: photographer, floor plan, Funda copy, marketing plan. Buying: activate saved searches, send first matches, prepare viewings. We ensure everything's ready before we go 'live'.

  5. 05

    Selling: launch + 4-8 weeks · Buying: 1-12 weeks

    On market (selling) or viewing (buying)

    Selling: Funda listing live, first viewings within 3-5 days. We handle viewings, you can be home when it suits. Buying: we plan + guide viewings, take notes, prevent pitfalls.

  6. 06

    1-2 weeks · sometimes longer

    Negotiation

    The phase where our experience makes most difference. We conduct the negotiation, brief you daily, advise at each step. Selling: multiple offers + overbid strategy. Buying: bid strategy and competitor analysis.

  7. 07

    Sign + 3 days cooling-off

    Purchase agreement & cooling-off

    Purchase contract drafted by notary or us (depending on arrangement). We walk through line by line, especially conditions precedent (financing, structural). For expats we translate to English.

  8. 08

    Usually 8-12 weeks after contract

    Notary & keys

    Financing finalised, structural (if taken) carried out, notary draws up transfer deed. At completion: keys handed over, buyer can move in. We accompany until the last moment.
