When you need this
Five situations where an NWWI report matters.

Mortgage or refinancing
Since 2021 Dutch banks require an NWWI-validated valuation for all mortgage and refinance applications — model-based valuations no longer suffice.

Divorce / asset split
In a divorce the property must be formally valued for the asset split. An NWWI report is accepted by the notary and the court.

Inheritance
For inheritance tax you must declare the WOZ-value or a current valuation. An NWWI report is decisive for the Dutch tax authority.

WOZ objection
Think your WOZ-value is too high? A formal counter-valuation gives the municipality grounds to reconsider.

Pre-listing reality check
Some sellers want an independent second opinion before listing. A valuation provides that certainty — separate from any later role we have as selling agent.
NWWI explained
What does NWWI actually do?
NWWI is the Dutch Real Estate Valuation Institute. They validate every valuation report from NWWI-registered valuers like Coert. Each report is independently checked for consistency, market substantiation, and the comparison properties used. Only after that check is the report stamped — and only then will the bank accept it.
