Search brief and deal-breakers
We dig into neighbourhoods, budget, rooms, light, sound. Written down so you don't re-explain at every new home.

Viewing with a structural eye
Onno walks with you — checks moisture, cracks, foundation. Afterwards a short written assessment: faults, price analysis, bid strategy.
Bid and negotiation
We write the bid with conditions where needed. Cool negotiation: opening, counter, final. You decide; we execute.
Structural survey (optional)
Survey condition is standard in our bid. Onno orders it on your behalf, reads it with you, and tells you what's enforceable.
Deed and keys
We join you at the notary. Final inspection, deed signed, keys received. Then it's your home.

- What does buying-side representation cost at Nultien? +
- A fixed retainer plus a performance fee on what we save off the asking price. Concrete numbers after the intake — they depend on segment and complexity.
- Do you only work in Rotterdam? +
- Mainly Rotterdam and the immediate ring. Beyond that — ask us; we're honest about whether we can do it well.
- What if I'm not sure about a property? +
- We're not sure with you. Onno says 'don't' more often than you'd expect — that's part of the fee.
- How fast can Onno view? +
- Almost always within 48 hours. For tight deals sometimes same-day.
