03 — What people ask
Plain answers.
- Can I buy property in the Netherlands as a non-resident? +
- Yes. No restrictions on foreign buyers. Mortgage options are narrower, but several Dutch banks lend to internationals — we'll point you to the right adviser.
- What about the 30% ruling? +
- It affects how much mortgage you qualify for. We work with tax advisers who specialise in expats — we'll connect you at no extra cost.
- How does it work if I haven't moved yet? +
- Most of our expat clients buy before they land. About a third of our 2025 deals went this way.
- Do you charge extra for English-language service? +
- No. Our fee is the same whether the file is in Dutch or English.
- What's transfer tax in 2026? +
- 2% for owner-occupied homes, 10.4% for investment properties. First-time buyers under 35 may qualify for an exemption — we'll check your case.
