Notary fees
You choose the notary (we have a network and can recommend). Notary fees range €1,500-€3,500 depending on complexity.
Structural survey
Optional but strongly recommended at purchase. Rate €395-€795 depending on property type. We arrange via our partners.
Funda premium listing
Funda charges separately for 'top advertisement' (€295-€695) — only recommended for slow markets. We advise when worth it.

Questions about costs.
- What if my property doesn't sell? Do I get the commission back? +
- With Full-service: you pay commission only on successful sale ('no cure, no pay'). With SellYourself XL: the fixed amount (€1,895) is for tools + advice and paid upfront. If the property doesn't sell after 12 months, you get a 6-month extension for €495.
- Do you calculate commission k.k. or v.o.n.? +
- Commission k.k. (buyer's costs). Example: at a sale price of €500,000, commission is 1.25% = €6,250 (excl. VAT). The buyer pays transfer tax (2% for owner-occupied, 10.4% for investment).
- Are your rates annually indexed? +
- We don't index to inflation but revise rates per calendar year. The rate in your brokerage agreement remains valid for that agreement's duration.
- Can I get a discount? +
- For package deals (sale + purchase together, or multiple properties at once) we apply 10% discount on the purchase fee. Ask about it in the intake meeting.
- What if I want to switch mid-way to Full-service? +
- No problem — the SellYourself XL amount (€1,895) is deducted from Full-service commission. You don't pay double.
