We come by, walk through the house, share coffee. You tell us what you're looking for; we ask questions. No sales pitch.

Data-led pricing strategy
Comparable sales on your street, current market, three scenarios: defensive, market, opportunistic.
Styling, photography, brochure
Photographer comes by, optional styling round first. We design the brochure and 3D tour. You review before anything goes live.
Listed on Funda
Friday 11:00. Funda, our site, social — all at once. We watch the first 48 hours closely.
Viewings, scheduled
We plan them, we conduct them. You stay home or head into town. After each round, a short report — mood, signals, possible bidders.
Bids and negotiation
All bids run through us. Daily overview, a phone call for every decision. You decide; we advise sharply.
Purchase agreement signed
We draft it, walk through it with you, manage the buyer's reflection period. Three days later: final.
Keys handed over

- Do I pay anything upfront? +
- No. Our fee is settled at the notary, out of the proceeds.
- How often will I hear from you? +
- Weekly by default, more if something happens. You get your agent's mobile — texting is fine.
