What it's like to live here.

The Lijnbaan-Hoogstraat area has been Rotterdam's commercial heart since post-war reconstruction. Living on the Lijnbaan itself is rare (mostly commercial), but the side streets and high-rises around Stadhuisplein hold meaningful stock — often 1950s to 1970s with generous balconies and big windows.

Markthal and surroundings (Binnenrotte, Plein 1953) is newer and the most 'design' part of the centre. The Markthal itself contains 228 apartments — arch-shaped homes overlooking the market hall from your window. Iconic but not practical for everyone (no private outdoor space, the market's acoustics).

The Hoogstraat-Goudsesingel triangle is the gentrifying part of the centre. Lots of new build from 2015-2024 here with affordable three-bedrooms from €395,000. Popular with Erasmus graduates buying their first home.

Living in the centre means learning to accept car-free living. Resident parking permits are limited; many buyers sell their car within 6 months. The upside: everything is within 8 minutes walking or cycling — work, sport, friends, station.

What are the m² prices in the centre?

Between €4,000 (older build, no lift) and €6,500/m² (new build 2020+, own parking). Markthal homes are around €5,500/m² due to their iconic character.
Is living in Markthal practical?

It's phenomenal as an experience but you have no private outdoor space and market sounds do enter the apartment. For people who adore urban design and don't work from home: ideal. For balcony-coffee lovers: less so.
How is noise?

Coolsingel-side and Stadhuisplein-side: noisy, especially weekends. Further from the main arteries (towards Schiedamsedijk, Westewagenstraat): considerably quieter. At every viewing we plan a weekend visit too.
