About the area

What it's like to live here.

Historical Delfshaven (Voorhaven, Aelbrechtskolk, Achterhaven) is a living open-air museum — yet ordinary Rotterdammers live there. Canal houses from 1620-1800, perfectly preserved, often national monuments. For history lovers a one-off.

Outside the historic core you find Delfshaven-Bospolder and Delfshaven-Spangen — multicultural, 1930s walk-up apartments, and since 2015 strong gentrification. Asking prices range €295k-€465k for three-bedroom apartments.

The area has a strong pull on people in Amsterdam-Oud-West or The Hague-Statenkwartier looking for more space for less money. Connection to Erasmus MC and the centre is good (metro Marconiplein, bus 32).

What works differently here in real estate: the historical part has lots of national-monument protection. At purchase we always check upfront which elements are protected, and what that means for future renovations.

What you usually ask

Delfshaven questions.

Is Delfshaven safe?
+
Historical Delfshaven: certainly. Spangen and Bospolder have had safety concerns in the past, but have improved significantly since 2015. At every viewing we plan an evening visit so you feel how the street is in the dark.
How are the schools?
+
Variable — some score well, others are under improvement supervision. We always send parents to Scholen Op de Kaart to check current inspection reports.
What's a reasonable asking price?
+
In Bospolder-Spangen: €3,500-€4,200/m² for well-maintained. In historical Delfshaven: €4,500-€5,800/m². For every purchase we do a comparison analysis with sales from the past 6 months.
