What it's like to live here.
The 'iconic' part centres on Piet Blom's Cube Houses (1984) and the adjacent Pencil building. Living in a Cube is an experience — no straight walls, limited 60 m² usable on 100 m² gross, but unique in character. Asking prices €295k-€425k.
Oude Haven itself is a heritage-boat haven with historical ships. Living on Oude Haven means a view of the ships, a café below, and busy passerby traffic in weekends. Apartments €495,000-€795,000.
What's new since 2018: the Plein 1953 + Markthal area has gentrified into a Rotterdam 'mini-Manhattan'. Lots of new build, cold-brew coffee, and young parents with designer strollers. New-build prices are around €5,500-€6,200/m².
Traffic and noise: the Blaak axis is a main artery, so can be loud. But various streets behind it (Boompjes, Wijnhaven) are considerably quieter. At every viewing we distinguish between 'facades on the busy side' and 'inner-courtyard apartments'.

- Markthal exterior: busy during the day, quiet evenings. Plein 1953 + Blaak: busier, also evenings. At every viewing we open balcony doors and explicitly discuss what you hear.
- How does parking work? +
- Permit parking with a waiting list for residents. Lots of new build has its own parking in the building — but at extra cost or for rent (€175-€295/month). At every purchase check what's included.
