Bergse Linker Rottekade and Rechter Rottekade are the iconic streets — townhouses on the water, 1920s and 1930s build, often with a mooring. Asking prices for the best townhouses range €1.4-€2.2 million, sometimes higher when the garden extends to the water.

The village centre around Hillegersbergplein and Bergselaan feels like a real village — baker, butcher, coffee, market days. Three-bedroom apartments here run €425,000-€625,000 and are popular with retirees downsizing from the villa.

Hillegersberg-Schiebroek is bigger than the village outsiders imagine — Molenlaan, Larikslaan, and the neighbourhoods west of there are also in demand. Families often choose homes around Argonautenweg to be close to De Bergse Bos and the primary schools.

What often goes wrong in this market: too-ambitiously-priced homes sit on the market. Hillegersberg buyers are comparison shoppers — they'll view ten homes before they bid. An honest asking price sells two to three times faster than a 'let's see what we can get' price.
