About the area
What it's like to live here.
The Hoflaan, Avenue Concordia and surrounding streets form the Kralingen outsiders picture — detached villas, beautiful gardens, 1920s build retaining original detail. Top-of-market here runs €1.2-€2.8 million, sometimes more when the garden touches the lake.
A bit further out you find Kralingen-Crooswijk and Kralingen-West, with a housing stock closer to Bergpolder or Hillegersberg-Schiebroek: 1930s walk-up apartments, young families, coffee shops, and Erasmus students moving here after their first year. Asking prices here land between €375,000 and €575,000 for a well-finished three-bedroom.
We know the difference between a Kralingen villa with 1925-era foundations that has or hasn't been redone, and which streets get traffic noise from the Boezem or the Rotte. Roelof lives in Kralingen himself and handles most assignments in this part personally — no mid-deal handoffs.
The Kralingse Plas is the deciding factor for many. Walks before work, runs at weekends, summer fencing on the little beach — all within five minutes of the front door. Schools are strong too: De Schalm primary and the Erasmiaans Gymnasium are both within cycling distance.
