About the area

What it's like to live here.

The area is large and contains several sub-neighbourhoods: Ommoord, Zevenkamp, Het Lage Land, Prinsenland, and Nesselande on the Zevenhuizerplas. Per sub-neighbourhood the atmosphere differs considerably — Nesselande is younger and more expensive (asking prices €495k-€795k), Ommoord more traditional (€325k-€525k).

Nesselande is the 'paradise neighbourhood' — directly on the Zevenhuizerplas, own beach, listed in 2024 as one of the most-sought neighbourhoods for young families. Asking prices detached €625k-€795k, semi-detached €495k-€595k.

For commuters to Utrecht/Amsterdam this is THE neighbourhood: Rotterdam Alexander station has direct IC trains, no transfer needed. For those who work 3-4 days a week elsewhere, the combination of Rotterdam price and commute comfort is unique.

Alexandrium shopping centre (3 sections + furniture boulevard) is by far the largest in Rotterdam — for those who want 'everything in one place' a major plus. Downside: busy and parking-search behaviour at weekends.

Why Nultien

What we bring to Prins Alexander.

For commuting couples from The Hague or people moving from Amsterdam for more space without missing Rotterdam: this is often the goldilocks choice. Onno handles a lot of buy-side work for 30-40 year-olds seeking more m² for their budget.

What you usually ask

Prins Alexander questions.

What's the difference between Nesselande and Ommoord?
+
Nesselande is younger (built 2000-2010), on the lake, with more detached and semi-detached, on average €100-€200k more expensive per home. Ommoord is 1970s/80s, more apartment clusters, more affordable. Both have advantages.
Is the commuter connection really that good?
+
Yes. Rotterdam Alexander → Utrecht Centraal: 28-32 min IC. Rotterdam Alexander → Amsterdam Zuid: 35-40 min. For those who work elsewhere 2-3 days, this is an excellent base without missing the Rotterdam offering.
How is living near Zevenhuizerplas?
+
Wonderful in summer — beach, watersports, swimming. Much quieter in winter. The beach can be busy in high season with day visitors — that's a plus for some, minus for others. At every viewing we plan a summer-weekend check if timing allows.
