Fenix Food Factory, Theater Walhalla, the restaurant street Veerlaan, and views of Hotel New York. We sell mostly new-build and renovated former harbour properties here. What it's like to live here.
The 'old' Katendrecht centres on Deliplein, Veerlaan and the Brede Hilledijk — former dock-worker homes that have been completely renovated. Three-bedroom apartments here run €425k-€625k, with the character only a neighbourhood with this history can offer.
New-build concentrates on the Rijnhaven side — Walhalla, Pols, and the towers around Posthumalaantje. Penthouses with Maas views up to €995k, spacious four-bedrooms with roof gardens €625k-€795k. Price per m² is higher than in old Katendrecht but you get new-build comfort and parking in the building.
What's at play for buyers: the area is still transforming. What was 'raw' ten years ago is now 'authentic'. That also means there are still edges — neighbouring properties not yet renovated, sound-permeable 1930s build. At every viewing we explicitly plan both a weekday and weekend check.
For expats: Katendrecht has seen strong international inflow over the past five years. English-friendly supermarkets and restaurants. Water taxi and Wilhelminaplein metro within 5 minutes. Erasmus MC and Centraal Station both 10-12 min by public transport.

- Significantly improved since 2010. Police statistics show declining trend. We plan an evening visit at every viewing so you can feel the street in the dark yourself.

- Permit parking with waiting list. Lots of new build has its own parking in the building — always ask whether it's included or separately rented (€175-€275/month).
