The Feijenoord-Noordereiland district is the oldest part — surrounded by water, long history as a harbour island, and increasing renovations of old warehouses into lofts. Asking prices here €425k-€625k for good three-bedroom with water view.
The 'real' Feijenoord around Persoonshaven, Rosestraat and the streets towards the Feyenoord stadium is in transition. Former social-housing blocks are being renovated into condo apartments between €265k and €395k — often a good starter purchase with growth potential.
What you mainly need to know: not every street develops at the same pace. We steer buyers towards areas that are improving fast (Rosestraat side, around Pretorialaan) and are cautious with edges that need more time. Personal advice makes the difference here.
