The heart of Charlois around Charloisse Hoofd and the old Charloisse Church has a villagey character — small-scale, its own shopping street, and a reasonable mix of 1930s walk-up apartments and terraced houses. Asking prices for terraced houses with garden: €325k-€465k, sometimes €495k for well-renovated.

Pendrecht is one of the best-known post-war reconstruction neighbourhoods (built in the 1950s, designed in 1953 by Lotte Stam-Beese). Strict architecture, generous green courtyards, and homes whose floor plans are still unique — a 4-bedroom terrace with sunroom and garden for €325k is not unusual here.

Carnisse is younger as a neighbourhood identity but has strong inflow of young families since 2020. Asking prices for three-bedroom apartment between €265k and €365k — comparable to starter purchases in Schiedam but within Rotterdam.

Charloisse Bos and Zuiderpark are both literally around the corner for most addresses. For dog owners, families with cycling children, or people who run before work: paradise. Many swimmers go to the pool in Zuiderpark.
